Exit Value

Also known as: Sale value, Resale value

What a property would sell for today, which is a function of demonstrated revenue, risk, and transferability rather than of traffic.

Exit value is the price a property would realistically achieve in a sale. It is driven by demonstrated earnings, the durability and concentration of those earnings, how cleanly the property transfers to somebody else, and how much of the work is documented rather than remembered.

Everything upstream in the framework matters to the degree it shortens the sentence a buyer has to believe.

Exit value and value are not the same thing. A property can be genuinely valuable to its owner and difficult to sell, usually because of owner dependency or because its value sits in a position rather than in revenue. Confusing the two produces disappointment at exactly the wrong moment.
